real estate lawyer

How much does one usually cost? ballpark figure please.

I am bought a small house and have sold my condo.

Another question: Does one normally obtain the keys to the new property from the lawyer?

XiaominWu 06-30-2011 11:40 AM

oohhh....where?

sorry, can't help on the lawyer part.

jeffb 06-30-2011 11:49 AM

Not sure about when you're selling a property + buying a property. But when i bought my condo last year my lawyer fees were 1700 i believe. As for the keys i obtained the originals from the real estate lawyer. The fobs and other spare keys/storage etc.... i obtained from the sellers Real estate agent.

Congrats Fancy, hope i helped.

Where did you buy the new house?

fancylad 06-30-2011 11:51 AM

bought a house in upper beaches (Kingston and Main).

$1700? Christ that's a lot!

Is it? I remember him telling me at the begining of the process that it would be in the 1500 range, of course it ended up over that. I was a little pissed, but i just wanted the keys. lol

I used to live in the upper beaches (Kingswood dr.) great area.

I don't know if it's actually a lot or within a standard price range....

it seems like a lot given the amount of work i assume they put into it.

Yeah, when i went in to sign everything i had to hand him 3600$, for lawyer fees, closing cost and the remaining of the downpayment. That was a bitch!

Mehh, just like mechanics, they are almost mandatory to have and they need to be overpaid to make a living.

Lawyers don't do anything without th ticker running. I got a good referral for a guy that is probably in about that price range, but he didn't do any shortcuts, was good at explaining everything, and when we needed him to help with bullshit charges th city was coming after us for, he didn't charge us for his time advising us or communicating with the city.

His name is Dashwood, I think Geoffrey, and his office is right near you, on Kingston I believe.

I wish it were not so.... but sadly that has been my experience as well.

well yeah - that was apparent in my own post. But there's no getting around that it's a fairly accurate generalization. I didn't mean to make it a value judgement, or say it's a big ripoff. I meant only to suggest that from a client's standpoint, there's no getting around the feeling that your cash is getting sucked up rather quickly for stuff that isn't immediately apparent. I was quite happy with the attention we got, and how everything was explained. It still hurt a bit though. Kinda like when I wanted to put up a fence and did the right thing and got my property survey checked. Just to find the file and make a copy cost me the equivalent of a week of work.

By the way my comment came to me from remembering a lawyer who agreed to help the radio station I managed. He gave us an hour when we needed some idea how to deal with unionized employees. He was a labour lawyer and wanted to help the process, but could only offer us an hour, and made it clear that there was no way around getting billed from that point on, from him, or likely anyone else, and that we could expect the ticker to be running and so should have our shit together beforehand or we'd be in a big hole in no time.

'trane 06-30-2011 09:30 PM

there's no doubt that there are many lawyers who that applies to, but there are also legal aid lawyers, lawyers that do pro bono work, lawyers that do human rights work, lawyers that work and volunteer in legal clinics, lawyers that do research for community agencies, legal publications and educational institutions, etc.

people love to slag lawyers, but they don't know what the real story is. it drives me crazy.

LX 06-30-2011 09:58 PM

yeah - I get that, and like I said - I didn't mean to make a value judgment or slag anyone, although I was guilty of over-generalizing.

hey guys, i have another question. This time it's concerning land transfer tax.

How does this all work? Do you have to pay this to the lawyer?

Also what about the land transfer costs on the place I am selling? Do i have to pay anything towards that as well?
